Define your buyer criteria first
Write down hard constraints: total budget (including deposit, fit-out and working capital), target industries, districts, payback preference, daily involvement and required licences.
Six numbers for first-pass screening
- Asking price
- Average monthly turnover
- Average monthly profit
- Monthly rent
- Payroll and fixed costs
- Lease remaining term
Use listings, industries and districts. A low asking price is not automatically a good buy.
